Technical & judicial expertise
ArchitectANA assists private clients, professionals, companies and property owners with the technical assessment of buildings and construction-related defects. Our expertise services aim to understand the situation, identify the probable causes of a problem and provide clear technical advice to support informed decisions.
We assist with matters including cracking, moisture problems, construction defects, structural issues, defective workmanship, damage, disputes between construction parties and technical assessments prior to purchasing a property.
Independent technical assessment
An expertise assignment begins with an assessment of the context, the available documentation and the elements that can be observed on site.
The objective is to distinguish visible symptoms from their possible underlying causes and assess their impact on the building. Depending on the assignment, our analysis may cover the structure, building envelope, materials, construction details, moisture, deformation and quality of executed works.
Where further investigation is required, we can also recommend additional technical examinations or specialist studies.
Our expertise services
Our intervention is adapted to the nature of the issue and the level of analysis required.
- Building technical expertise — Assessment of building defects, technical problems or other issues affecting a building or one of its components.
- Cracking and structural issues — Assessment of cracks, deformation, movement and other indications potentially related to the structural behaviour of a building.
- Moisture and water infiltration — Investigation of moisture, water ingress, condensation and related defects affecting building elements or internal spaces.
- Construction defects and workmanship — Assessment of completed works to identify visible defects, construction deficiencies or discrepancies.
- Pre-purchase building assessment — Technical inspection of a property to identify significant points of attention before purchase or investment.
- Adversarial expertise — Technical assistance in disputes, including document review, participation in technical discussions and support for the client’s technical position.
- Judicial expertise — Intervention within expertise assignments carried out under the applicable judicial procedures.
Inspection, analysis and reporting
Depending on the assignment, our services may include a site inspection, document review, technical observations, photographs, measurements and preparation of a written report.
The report presents the observations and technical analysis in a structured manner and, where possible, identifies probable causes and resulting recommendations.
Our objective is to provide a clear, reasoned and practically usable technical document.
Pre-purchase property assessment
Purchasing a building can involve technical risks that may not be immediately apparent without specialist knowledge.
A pre-purchase inspection can highlight issues including cracking, moisture, the apparent condition of structural elements, roofs, façades, existing alterations and other visible defects.
This assessment does not replace specialist investigations where these are required, but it helps prospective purchasers better understand the general technical condition of a property before committing to a transaction.
Expertise in construction disputes
Where a dispute arises between a property owner, contractor, architect, neighbour or another party, an objective technical assessment can help clarify the facts.
We can review available documentation, assess completed works, participate in technical meetings and provide a reasoned opinion regarding the defects observed and their potential causes.
Expertise supported by architecture and engineering
Our approach is based on a comprehensive understanding of buildings. ArchitectANA’s combined expertise in architecture and engineering enables architectural, construction and structural aspects to be considered together where required.
This multidisciplinary approach is particularly valuable for complex building pathologies involving interactions between several building components.
Technical expertise throughout Belgium
Based in Liège, ArchitectANA provides technical expertise services throughout Wallonia, Brussels and Flanders for residential, professional and other property types.
The scope of each assignment is defined according to the issue, the available documentation and the level of technical analysis required.
